Our concept for the renewed Eastfields Estate considered all levels of renewal, with wide consultation before settling on wholescale regeneration.

Eastfields Estate Regeneration

We designed the masterplan in collaboration with two other architectural practices (Levitt Bernstein and Proctor & Matthews) - with whom we share a common culture, ethos and design approach - adding richness and variety to the scheme.

Built in the 1970s, the existing Estate is comprised of a perimeter building that places homes around a large central green, creating two distinct zones: inside the estate and outside the estate. Not surprisingly, this layout cuts the estate from its surroundings and creates anti-social behaviour issues. Our masterplan turns the site inside out, replacing the existing monolith building with a series of buildings of varied scale and creates a hierarchy of through-routes, combined with a more traditional street pattern to allow homes to front onto a new green heart, enabling it to be better used and more secure.

The masterplan increases density from 470 to 773 dwellings.
