Designing buildings that are built to last

The RIBA’s new Plan for Use aims to encourage a more outcome-based approach to briefing, design, construction and handover.

“We hope the guide will help deliver projects that have the end-user front and centre of the design process; a move that is vital for sustainable outcomes for the wellbeing of our communities and our planet.” – Jess Hrivnak, Sustainable Development Adviser, RIBA

“It’s such an important message to get across, now more than ever as we face up to the human-made disaster of climate change and biodiversity loss.” - Lara Michael, Partner, Cullinan Studio

The Plan of Use uses case studies to highlight the actions that can be taken at each RIBA Stage to deliver more efficient buildings. Our contribution focused on the user consultation for the National Automotive Innovation Centre at the University of Warwick.

This bold project started with good communication and an open, collaborative attitude. The exemplary briefing process at feasibility stage led to around a £30M saving by avoiding unnecessary duplication of expensive under-utilised spaces.

We consulted hundreds of experts, from academics to automotive designers, to develop the design. Engaging with the University’s estates and FM departments resulted in delivering a building in which the client partners report and appreciate the added value that the design brings to the use, function and productivity of the building.

The Plan for Use guide was published on 25th March 2021.
